About Bauer Woods
A Brief History
As approved in the original plat map (see Bauer Woods Plat in Historical Documents section of this site) approved by Washington County in December of 1982, Bauer Woods consists of 100 single family homes and four common land areas in Washington County Section 28. The common lands are owned by Bauer Woods Neighborhood Association and maintained in a natural state for use by residents of Bauer Woods. Bauer Woods was built out in several phases over the years between 1984 and 1988.
Bauer Woods Neighborhood Association is the governing body of resident owners chartered to make and enforce rules for the properties and residents of Bauer Woods. Home owners who purchase property within the Bauer Woods neighborhood automatically become members and are required to pay an annual assessment to fund the expenses of managing the ongoing well-being of the Bauer Woods neighborhood.
Bauer Woods and Adjoining Developments and Separate Lots
The Bauer Woods Neighborhood as represented by the Bauer Woods Neighborhood Association is defined as lots 1-100 shown in the lot map below. Subsequent to initial development of the first 100 homes, three additional areas have been developed as separate neighborhoods. They are Carmel Estates, Bauer Homestead, and Boitano Addition as shown below. These three developments are not governed by the Bauer Woods Neighborhood Association. They are, however, invited to social activities and participate in the annual "Bauer Woods Clean-up (dumpster weekend). They optionally pay a reduced Bauer Woods Annual Assessment for the benefits of social events and the Clean-up. Contact the Bauer Woods Neighborhood Association for further detail. Note also that Lots 101 and 102 in the lot map below are also separate from Bauer Woods and also participate at a reduced assessment level. Since the Bauer Woods Common Lands are owned by Bauer Woods Neighborhood Association, the three separate developments and separte lots do not participate in ownership and use of the Bauer Woods Common Lands (tracts A, B, C, and D).
